Master Attic did a phenomenal job with our attic insulation and duct replacement. We had a loss from smoke damage from a neighboring fire and we were met with compassion and excellent customer service from Danny Jones and Jorge Diaz. We chose them for their quality of work, expertise and fair pricing and they got the job done promptly. Thank you for the excellent work and we will be recommending you highly!

How We Encapsulate a Crawl Space in Toms River
Crawl space encapsulation seals a crawl space off from the ground and outside air with a heavy vapor barrier across the floor and up the walls, closing the vents that used to let air in and out. In Toms River, New Jersey, that matters more than it does further inland: groundwater in Ocean County runs high enough to reach the framing in a lot of crawl spaces, and a vented one here draws in humid shore air for most of the year.
The work starts with clearing whatever is already down there, old insulation, debris, anything a previous owner stored in the crawl space, since the barrier has to lie against a clean floor to seal properly. Vents get closed, seams get taped, and the liner runs up the foundation walls and around every pier and post so there is no gap left for moisture or outside air to find.
Encapsulation is not the same job as basic crawl space insulation, and the inspection is what tells us which one a particular Toms River crawl space needs, or whether it needs both. In low-lying sections like Silverton, where the ground stays damp between rains, encapsulation is usually the more durable answer to that ongoing humidity. A crawl space that has actually taken on standing water needs that water pumped out and the space dried first, a separate job from encapsulation, before any barrier goes down. The written estimate that follows reflects exactly what we found when we were underneath, not a generic package that ignores your crawl space's actual condition.
What Crawl Space Encapsulation in Toms River Includes
Six services that often accompany an encapsulation job in a Toms River crawl space, all beginning with a no-cost inspection.
What We Find in Toms River Crawl Spaces
What typically drives an encapsulation call in a Toms River crawl space, in four parts.
Ocean County's water table runs high enough that groundwater reaches the framing above a dirt-floor crawl space in low sections of Toms River, especially around Silverton, and a vented crawl space pulls in more of that moisture every summer than it lets out.
Most Toms River crawl spaces date to the ranch and Cape Cod building boom of the 1950s and 60s, when a vented, uninsulated crawl space with a dirt floor was standard practice rather than the exception it would be today.
An open foundation vent is as much an entry point for mice and other small animals as it is for moisture, and a humid, sheltered crawl space is inviting enough that they tend not to leave voluntarily.
Many Toms River crawl spaces were built with only enough clearance to run plumbing and ductwork, which changes how we stage materials and route the vapor barrier around piers and posts. Conditions like this only show up once we're actually underneath, which is one reason the estimate follows an in-person walk-through rather than a guess.

We just had our attic insulation replaced, and the entire experience was pleasant from start to finish. Robert is knowledgeable, honest and easy to work with at the initial estimate period. Roberta and his crew did a great job replacing the attic insulation for our house. They were very professional, efficient and respectful. They did everything that needed to be done and left the space clean and in excellent condition. I am very happy that I chose Master Attic and would highly recommend them.
Dan Jones and the Ronald crew did a great job from start to finish! I had original insulation in my attic with no electricity, not an easy job. Our upstairs was very hot in the summer and cold in winter. With having central air, we still needed AC units and space heaters to manage. Dan set up a great plan to eliminate that. He and his crew were able to come and finish the job shortly after we first met. They were quick, clean and managed to crawl into small spaces to remove old insulation and install fresh insulation. We have already noticed a major difference! Highly recommended!!
We hired Master Attic to clean out debris, mice, old insulation, and replace with new insulation in both our attic spaces. Roberto and his crew did a phenomenal job. They were extremely professional, polite, and did a fantastic job. They invited my husband to see the attic after each step, and took pictures on their phone to show me since I could not get up in the attic. They took the time to protect the space with plastic sheeting before the job up in the attic, and then cleaned up everything perfectly afterwards. I highly recommend them!
Great job by the team. Cleaned out the entire attic and replaced all the old insulation with new fresh insulation. Made a huge difference. Alex was great to work with and was very professional. Would highly recommend.
Awesome experience from start to finish. Rob provided a great assessment and capabilities overview, arrived on time and was very generous and thorough in explaining the work. I signed on the spot. A crew of six arrived (again, on time) and completely transformed our attic space - thoroughly cleaned out the old insulation (looked spotless afterwards), sanitized the space, sealed it/rodent proofed it, added baffles and of course, replaced the insulation and added more in areas that needed it. Completed the whole job in half a day and we are delighted with the result. Thank you, Master Attic team, for a job very well done! Highest recommendation.
What a great experience I had with this company and its employees. It started with initially interacting with Joe who came out for the estimate. He was funny because he came down from my attic and said "have you seen up there". I laughed because I had and I knew it was bad. He was no pressure and no nonsense. Gave me an estimate and said if I wanted we could have the work done next day. I wasn't ready for that but after some schedule juggling I told him we could be ready. Joe had his guys out next morning with the best part being Jorge calling me to advise he was about thirty minutes out. I appreciate when I am given a heads up as to ETA. Three of them arrived Jorge set out plastic and covered exposed furniture. Jorge, Angel and Gonzalo were all polite and worked hard to complete the task. They worked efficiently and were done quickly. Jorge made sure he included me in each step of the process and when I saw the finished product I was amazed. I can actually use my attic for storage if I choose to do so. I did not realize when they were here that they also do work on crawlspace areas. I will be calling them back to see what they can do for my crawlspace which easily rivals the diasaster called my attic. I recommend at least giving this company and its employees an opportunity to help you.
Great company to work with. From beginning to end, Dan came out, spent plenty of time with me going over everything that needed to be done, and the process of everything that needed to be updated it both attics. His professionalism was top notch, answered all my question and concerns. When it came time for George and his six-man crew to do the work their quality of workmanship was well above average, they were here the whole day, and I don't think they even had a lunch break (hopefully I don't get him in trouble). They all worked and everyone knew what their job was, they removed all the insulation, cleaned, spray foamed all holes and top plates, re-insulated both attics and cleaned up like they weren't even here. Will definitely use them again.
Master Attic remediated a bat issue for us back in October and I can’t say enough about what a wonderful job they did. The work was guaranteed and they encouraged us to call if we say any further evidence of bats. Well, there were a few droppings in the attic and they quickly responded to our concerns. Jose’s crew came out on a SUNDAY, inspected the attic, and sealed up several spots that could be entry points. They were professional, efficient, and kind. I would highly recommend them. You will not be disappointed.
Crawl Space Encapsulation in Toms River: Questions We Get
What does crawl space encapsulation involve for a Toms River crawl space?
We clear the crawl space down to the framing, close the foundation vents, and install a heavy vapor barrier across the dirt or gravel floor and up the foundation walls, taping every seam so no ground moisture or outside air gets through. Piers, posts and the rim joist all get wrapped or sealed as part of the same job.
How long does encapsulation take in a typical Toms River crawl space?
The size of the crawl space matters less than what has to come out of it first. One that is already clear and just needs the barrier moves quickly, while one with old insulation or debris to clear takes longer to prepare properly. A crawl space holding standing water needs that pumped out and dried before we can start, which is a separate job. We'll give you a real timeframe once we've walked the crawl space, and it goes on your written estimate along with everything else.
Are there incentives for crawl space encapsulation in Toms River?
Electric accounts in Toms River run through JCP&L, and it's worth asking about New Jersey's Clean Energy Program, since insulation and air sealing rebates have occasionally stretched to cover encapsulation work too. Ask during your estimate and we'll point out anything currently open that your encapsulation project could qualify for.
How long does a Toms River encapsulation job actually last?
The liner itself is built to hold up for the life of the crawl space, not something that needs redoing on a schedule. What matters more is condition over time: piers settling, a vent cover working loose, a seam getting nicked during other work underneath the house. Since we're often back under a Toms River house for another reason years later, we look the liner over on that visit and flag anything worth a repair rather than waiting for a problem to show up upstairs.
How do you decide if a Toms River crawl space needs encapsulation or just insulation?
It comes down to how much moisture is getting in. A dry crawl space with no standing water history may only need new insulation, while one closer to Ocean County's water table, Silverton being a common example, usually needs the full vapor barrier before anything else will actually hold. We check both during the free inspection.
Should the existing insulation come out ahead of an encapsulation job?
Yes, if it is wet, sagging or contaminated, and that covers a fair share of the crawl spaces we open up in Toms River's older, vented sections. Sealing a vapor barrier over failed insulation just traps the moisture that is already there, so removal comes first when the inspection shows it is needed.
Which towns near Toms River do you encapsulate crawl spaces in?
Ocean County's coverage runs through Manchester, Lakewood, Brick and Jackson, plus Berkeley Township and Seaside Heights. A high water table and vented, dirt-floor crawl spaces are the norm across this entire section of the county, not just close to Toms River but throughout the surrounding area as well.
Is encapsulation worth it for a crawl space near the barrier island?
Salt-laden humidity near Ortley Beach and the Dover Beaches puts extra strain on framing and ductwork in a vented crawl space, so encapsulation tends to matter more there than a few miles inland. We look at proximity to the water alongside the usual signs of moisture when we quote a job in that part of town.
