Encapsulating Crawl Spaces in Lakewood
Crawl space encapsulation in Lakewood, New Jersey wraps the ground and the foundation walls in a heavy, sealed vapor barrier so ground moisture stops climbing into the framing above it. Lake Carasaljo sits on the Metedeconk's south branch, and the water table around it runs close to the surface in the older neighborhoods near downtown, which is exactly why this matters more here than in a lot of towns.
Downtown and around Lake Carasaljo, the crawl spaces built during Lakewood's early years as a resort town came with foundation vents that were standard practice at the time but pull in humid outside air all summer, feeding the moisture problem instead of solving it. Duplexes and townhouses that have gone up more recently across town often start with a tighter shell, but the ground underneath still needs a sealed barrier to meet what today's guidance expects. Either way, the vents get closed off, the ground gets fully covered, and the seams at the walls and support piers get sealed shut.
What that keeps out matters as much upstairs as it does below the floor: a sealed crawl space stops feeding musty air and moisture into the rooms above it, and it closes off a damp environment that draws mice and insects looking for water. What you get from us here is a written estimate at no cost, covering exactly what condition your crawl space is in and what sealing it involves before any work starts.

What We Find in Lakewood Crawl Spaces
The four conditions we run into most encapsulating crawl spaces around Lakewood, NJ.
Downtown and around Lake Carasaljo, the resort-era crawl spaces came with foundation vents built to code for their time, and those vents pull in humid air off the Metedeconk all summer, working straight into the joists and any insulation above. Sealing the vents is one of the first things we do on these jobs.
A damp, vented crawl space draws mice, insects and other animals looking for water, and Lakewood's oldest sections, the blocks near downtown and Lake Carasaljo, have had vents pulling in ground moisture for decades. Sealing the space removes what draws them in to begin with.
Fiberglass batts that have soaked up ground moisture lose their loft and pull loose from the floor joists, leaving cold, uninsulated gaps directly under the living space above. We see this most where the water table runs highest, close to downtown and Lake Carasaljo.
Duplexes and townhouses Lakewood has added more recently were not built with the same open vents as the older stock, but the ground underneath still sits open to moisture unless it is sealed. Skipping encapsulation just because a crawl space looks newer is a common mistake here.

We just had our attic insulation replaced, and the entire experience was pleasant from start to finish. Robert is knowledgeable, honest and easy to work with at the initial estimate period. Roberta and his crew did a great job replacing the attic insulation for our house. They were very professional, efficient and respectful. They did everything that needed to be done and left the space clean and in excellent condition. I am very happy that I chose Master Attic and would highly recommend them.
Dan Jones and the Ronald crew did a great job from start to finish! I had original insulation in my attic with no electricity, not an easy job. Our upstairs was very hot in the summer and cold in winter. With having central air, we still needed AC units and space heaters to manage. Dan set up a great plan to eliminate that. He and his crew were able to come and finish the job shortly after we first met. They were quick, clean and managed to crawl into small spaces to remove old insulation and install fresh insulation. We have already noticed a major difference! Highly recommended!!
We hired Master Attic to clean out debris, mice, old insulation, and replace with new insulation in both our attic spaces. Roberto and his crew did a phenomenal job. They were extremely professional, polite, and did a fantastic job. They invited my husband to see the attic after each step, and took pictures on their phone to show me since I could not get up in the attic. They took the time to protect the space with plastic sheeting before the job up in the attic, and then cleaned up everything perfectly afterwards. I highly recommend them!
Great job by the team. Cleaned out the entire attic and replaced all the old insulation with new fresh insulation. Made a huge difference. Alex was great to work with and was very professional. Would highly recommend.
Awesome experience from start to finish. Rob provided a great assessment and capabilities overview, arrived on time and was very generous and thorough in explaining the work. I signed on the spot. A crew of six arrived (again, on time) and completely transformed our attic space - thoroughly cleaned out the old insulation (looked spotless afterwards), sanitized the space, sealed it/rodent proofed it, added baffles and of course, replaced the insulation and added more in areas that needed it. Completed the whole job in half a day and we are delighted with the result. Thank you, Master Attic team, for a job very well done! Highest recommendation.
What a great experience I had with this company and its employees. It started with initially interacting with Joe who came out for the estimate. He was funny because he came down from my attic and said "have you seen up there". I laughed because I had and I knew it was bad. He was no pressure and no nonsense. Gave me an estimate and said if I wanted we could have the work done next day. I wasn't ready for that but after some schedule juggling I told him we could be ready. Joe had his guys out next morning with the best part being Jorge calling me to advise he was about thirty minutes out. I appreciate when I am given a heads up as to ETA. Three of them arrived Jorge set out plastic and covered exposed furniture. Jorge, Angel and Gonzalo were all polite and worked hard to complete the task. They worked efficiently and were done quickly. Jorge made sure he included me in each step of the process and when I saw the finished product I was amazed. I can actually use my attic for storage if I choose to do so. I did not realize when they were here that they also do work on crawlspace areas. I will be calling them back to see what they can do for my crawlspace which easily rivals the diasaster called my attic. I recommend at least giving this company and its employees an opportunity to help you.
Great company to work with. From beginning to end, Dan came out, spent plenty of time with me going over everything that needed to be done, and the process of everything that needed to be updated it both attics. His professionalism was top notch, answered all my question and concerns. When it came time for George and his six-man crew to do the work their quality of workmanship was well above average, they were here the whole day, and I don't think they even had a lunch break (hopefully I don't get him in trouble). They all worked and everyone knew what their job was, they removed all the insulation, cleaned, spray foamed all holes and top plates, re-insulated both attics and cleaned up like they weren't even here. Will definitely use them again.
Master Attic remediated a bat issue for us back in October and I can’t say enough about what a wonderful job they did. The work was guaranteed and they encouraged us to call if we say any further evidence of bats. Well, there were a few droppings in the attic and they quickly responded to our concerns. Jose’s crew came out on a SUNDAY, inspected the attic, and sealed up several spots that could be entry points. They were professional, efficient, and kind. I would highly recommend them. You will not be disappointed.
Crawl Space Encapsulation in Lakewood: Questions We Get
What's actually included in a Lakewood crawl space encapsulation job?
We seal the ground and the crawl space walls with a heavy vapor barrier, close off the foundation vents that were pulling in outside moisture, and seal the seams at the piers and rim joist so nothing bypasses the barrier. What that adds up to depends on the size and current condition of your crawl space, which the inspection covers before we quote anything.
What's a typical timeframe for encapsulating a crawl space in Lakewood?
Two things set the pace more than anything else: how much of the crawl space needs the barrier, and whether old insulation has to come out first too. A tight, easy-access crawl space with nothing to remove moves quickly; one that needs clearing out first takes longer. Your written estimate lays out the timeframe once we've walked the space in person.
Do NJ Clean Energy incentives apply to crawl space encapsulation in Lakewood?
New Jersey funds a statewide Clean Energy Program, and JCP&L customers in Lakewood have qualified for insulation and moisture-related rebates through it before. What's currently active changes, so we'll cover it directly when we come out for your estimate.
How long does an encapsulated Lakewood crawl space stay sealed?
We do not put it on a replacement calendar, since the barrier itself is a durable, one-time install rather than a consumable. What actually causes a change years down the line tends to be the house, not the material: a support post that has shifted, or a seam disturbed by plumbing or wiring work done later. When our crew ends up back under a Lakewood property near downtown or Greenville for something unrelated, checking the liner is part of that visit. Genuine flooding is a different matter entirely and gets pumped and dried on its own before any encapsulation work.
What determines what a specific Lakewood crawl space needs?
We check ground moisture, the vents, the existing insulation and whether there is already a barrier down, plus how old the crawl space itself is. What we recommend follows directly from what that walk-through finds, not a standard package applied to every crawl space.
Is pulling old insulation always required before encapsulation goes in?
It depends on condition rather than a blanket rule. Insulation that is dry and undamaged is sometimes left in place under the new barrier. Wet, moldy or rodent-damaged material has to come out first, because sealing the ground over it just seals the problem in underneath. We will tell you which situation your crawl space is in during the inspection.
Which towns near Lakewood do you encapsulate crawl spaces in?
We handle crawl spaces throughout Ocean County, in Lakewood and also in Toms River, Brick, Jackson and Manchester, and we reach Howell too, just over into Monmouth County. The Metedeconk feeds a lot of ground moisture into this stretch of the county, so the same vented, damp crawl spaces we see near Lake Carasaljo turn up in several of these towns too.
Do newer Lakewood duplexes and townhouses need encapsulation too?
Yes. A crawl space added more recently usually has a tighter shell than the older, vented stock near downtown, but the ground underneath is still open to moisture unless it is sealed. We inspect newer crawl spaces the same way we inspect a century-old one, because the age of the house above does not decide what the ground below is doing.
