Handling a Raccoon in a Toms River Attic or Crawl Space
A raccoon in a Toms River attic almost always got there from the roofline, climbing a downspout or overhanging limb and working through whatever opening it can find where the soffit meets the fascia board. In a crawl space, the entry point sits lower, a broken foundation vent, a gap under a crawl door, or a section of loose skirting. Either way, the first step is finding exactly where the animal is getting in, not just where it's been seen.
Once the entry point is confirmed, we set up a one-way exclusion so the raccoon can leave but can't get back in, checking on the family situation first since a mother with young ones in the attic changes the timeline. After the space is clear, we remove what's been damaged, insulation, ductwork, vapor barrier, whatever the raccoon tore up or soiled, and sanitize the area before sealing the entry point permanently.
What you get afterward is a written estimate covering both the exclusion work and any cleanup the attic or crawl space still needs. A raccoon that's been denning in a Silverton attic for weeks leaves a different mess than one that slipped into a crawl vent overnight, and the inspection sorts out which situation you're actually in.

What We Find in Toms River Raccoon Calls
The four situations behind most raccoon exclusion work we do in Toms River, NJ.
Toms River's inland sections near the Pine Barrens edge give raccoons plenty of tree cover right up to the roof, and an old soffit or fascia gap on a 1960s ranch is usually all the opening they need to get into the attic.
Ranch construction across town commonly includes a crawl space foundation, and the vents on those crawl spaces loosen or crack over time, giving a raccoon enough of a gap to pull open and get underneath the house.
A raccoon that settles into an attic for even a few weeks flattens and soils the insulation around its den site, which usually means removal rather than just a cleanup once the animal is gone.
A tight Holiday City crawl space and a roomier Cape Cod attic in Pleasant Plains call for different equipment and a different exclusion setup, which is why the inspection covers both the attic and the crawl space before we quote anything.

We just had our attic insulation replaced, and the entire experience was pleasant from start to finish. Robert is knowledgeable, honest and easy to work with at the initial estimate period. Roberta and his crew did a great job replacing the attic insulation for our house. They were very professional, efficient and respectful. They did everything that needed to be done and left the space clean and in excellent condition. I am very happy that I chose Master Attic and would highly recommend them.
Dan Jones and the Ronald crew did a great job from start to finish! I had original insulation in my attic with no electricity, not an easy job. Our upstairs was very hot in the summer and cold in winter. With having central air, we still needed AC units and space heaters to manage. Dan set up a great plan to eliminate that. He and his crew were able to come and finish the job shortly after we first met. They were quick, clean and managed to crawl into small spaces to remove old insulation and install fresh insulation. We have already noticed a major difference! Highly recommended!!
We hired Master Attic to clean out debris, mice, old insulation, and replace with new insulation in both our attic spaces. Roberto and his crew did a phenomenal job. They were extremely professional, polite, and did a fantastic job. They invited my husband to see the attic after each step, and took pictures on their phone to show me since I could not get up in the attic. They took the time to protect the space with plastic sheeting before the job up in the attic, and then cleaned up everything perfectly afterwards. I highly recommend them!
Great job by the team. Cleaned out the entire attic and replaced all the old insulation with new fresh insulation. Made a huge difference. Alex was great to work with and was very professional. Would highly recommend.
Awesome experience from start to finish. Rob provided a great assessment and capabilities overview, arrived on time and was very generous and thorough in explaining the work. I signed on the spot. A crew of six arrived (again, on time) and completely transformed our attic space - thoroughly cleaned out the old insulation (looked spotless afterwards), sanitized the space, sealed it/rodent proofed it, added baffles and of course, replaced the insulation and added more in areas that needed it. Completed the whole job in half a day and we are delighted with the result. Thank you, Master Attic team, for a job very well done! Highest recommendation.
What a great experience I had with this company and its employees. It started with initially interacting with Joe who came out for the estimate. He was funny because he came down from my attic and said "have you seen up there". I laughed because I had and I knew it was bad. He was no pressure and no nonsense. Gave me an estimate and said if I wanted we could have the work done next day. I wasn't ready for that but after some schedule juggling I told him we could be ready. Joe had his guys out next morning with the best part being Jorge calling me to advise he was about thirty minutes out. I appreciate when I am given a heads up as to ETA. Three of them arrived Jorge set out plastic and covered exposed furniture. Jorge, Angel and Gonzalo were all polite and worked hard to complete the task. They worked efficiently and were done quickly. Jorge made sure he included me in each step of the process and when I saw the finished product I was amazed. I can actually use my attic for storage if I choose to do so. I did not realize when they were here that they also do work on crawlspace areas. I will be calling them back to see what they can do for my crawlspace which easily rivals the diasaster called my attic. I recommend at least giving this company and its employees an opportunity to help you.
Great company to work with. From beginning to end, Dan came out, spent plenty of time with me going over everything that needed to be done, and the process of everything that needed to be updated it both attics. His professionalism was top notch, answered all my question and concerns. When it came time for George and his six-man crew to do the work their quality of workmanship was well above average, they were here the whole day, and I don't think they even had a lunch break (hopefully I don't get him in trouble). They all worked and everyone knew what their job was, they removed all the insulation, cleaned, spray foamed all holes and top plates, re-insulated both attics and cleaned up like they weren't even here. Will definitely use them again.
Master Attic remediated a bat issue for us back in October and I can’t say enough about what a wonderful job they did. The work was guaranteed and they encouraged us to call if we say any further evidence of bats. Well, there were a few droppings in the attic and they quickly responded to our concerns. Jose’s crew came out on a SUNDAY, inspected the attic, and sealed up several spots that could be entry points. They were professional, efficient, and kind. I would highly recommend them. You will not be disappointed.
Raccoon Removal in Toms River: Questions We Get
How do you remove a raccoon from a Toms River attic or crawl space?
We find the entry point first, roofline gaps for an attic, foundation vents or crawl doors below, then set up a one-way exclusion so the raccoon can leave but can't get back in. After we've confirmed nothing is left inside, the opening gets sealed for good and we clean up whatever the animal damaged or soiled.
How long does it take to get a raccoon out of a Toms River attic or crawl space?
Whether there are young raccoons involved matters most, since a mother won't be excluded away from her litter until they're mobile enough to leave with her. A straightforward adult exclusion moves quickly, while a den with young ones can take longer. We lay out the schedule in writing once we've assessed the den situation, as part of your estimate.
Are there incentives for insulation replaced after a raccoon problem in Toms River?
Replacing insulation that came out because of raccoon damage can sometimes qualify for the same NJ Clean Energy Program support as any other insulation job, since Toms River homes are served by JCP&L. Coverage isn't guaranteed and depends on what's currently funded, so we'll check during the raccoon estimate itself.
Will a raccoon come back to the same Toms River attic after exclusion?
Only if the opening was left able to be reopened. A raccoon will retest a spot that worked before, which is why a one-way door by itself doesn't finish the job, the roofline gap or crawl vent gets closed for good once we've confirmed the space is empty, and that permanent seal is what keeps the same animal, or the next one, out for good.
What's the difference between raccoon signs in an attic and in a crawl space?
Attic raccoons are usually loud at night, scratching and thumping overhead, and you may spot roofline damage from outside. Crawl space raccoons are quieter and often show up as a broken vent cover, disturbed insulation near an access point, or a musty smell rising into the rooms above. We check both areas during the inspection either way.
Do you clean up after the raccoon is gone, or just seal the entry point?
Both, when the space needs it. Sealing the entry point without addressing torn insulation, soiled ductwork or a damaged crawl space vapor barrier just leaves the mess behind, so cleanup and sanitizing are part of the same estimate whenever the raccoon has been in the space long enough to cause damage.
Do you handle raccoon problems outside Toms River itself?
Raccoon calls bring us into Berkeley Township, Seaside Heights and the barrier island as often as Manchester, Lakewood, Brick and Jackson, the same Ocean County footprint we cover for every other service. Roofline and crawl space entry points look about the same from one of these towns to the next, so the exclusion approach doesn't change much once we know where the animal is getting in.
Should I be concerned about a raccoon denning under a Toms River crawl space?
Raccoons can carry parasites and diseases, and a mother protecting young ones can be aggressive if cornered, so we don't recommend trying to handle it yourself. Beyond the animal itself, a raccoon in a crawl space usually means torn vapor barrier and soiled insulation, both of which affect air quality in the rooms above.
