Master Attic did a phenomenal job with our attic insulation and duct replacement. We had a loss from smoke damage from a neighboring fire and we were met with compassion and excellent customer service from Danny Jones and Jorge Diaz. We chose them for their quality of work, expertise and fair pricing and they got the job done promptly. Thank you for the excellent work and we will be recommending you highly!

Attic Services
Crestwood Village, Cedar Glen Lakes and Leisure Village West went up across Manchester Township between the early 1970s and early 1990s, and their single-story ranch attics are easy to reach but were finished with far less insulation than a Manchester attic needs to meet current guidance. Newer sections built since, like Renaissance at Manchester, still need the same air sealing done first.

Squirrels chew wiring and tear up insulation once they get into an attic. We remove them and close the entry points.
Squirrel Removal →A raccoon can wreck attic insulation and ductwork in weeks and leave dangerous droppings behind. Safe removal plus repair of the damage.
Raccoon Removal →Bats roost in quiet attic corners and their droppings contaminate everything below. Humane exclusion plus full cleanup.
Bat Removal →Mice squeeze in through gaps the width of a pencil, nest in the insulation and leave droppings across the attic floor. Removal, then sealing the gaps so they stay out.
Attic Mice Removal →Wildlife tears openings where the roof meets the walls, and every gap is an open door. We seal the entry points and repair the damage.
Rodent Proofing →Thin, patchy insulation lets heated and cooled air escape into the attic all year. Upgrading it cuts energy bills.
Attic Insulation →Moisture in the crawl space feeds mold and rots the framing under your floor. Encapsulation seals out the damp ground air.
Crawl Space Encapsulation →New batts fill every joist bay edge to edge, so heated and cooled air stays in the rooms below instead of bleeding into the attic. Lower bills, even temperatures.
Attic Insulation →A vented ridge lets hot, moist air escape at the peak while baffles keep the soffit intake open. Balanced airflow protects the roof deck and keeps the new insulation dry.
Attic Ventilation →The roofline gap the wildlife used is sealed with rodent-proof mesh and sealant, along with every other opening we found. Nothing gets back in.
Rodent Proofing →Droppings, nesting debris and the contaminated insulation are gone, and the framing is treated so odors and bacteria do not linger in the air you breathe.
Attic Cleanup →A sealed vapor barrier covers the ground and walls, so damp soil air can no longer feed mold or rot the floor framing above it.
Crawl Space Encapsulation →What is going wrong here
- Thin, patchy attic insulation lets heated and cooled air leak up into the attic, and the energy bill pays for every bit of it.
- Warm air pours out through the roofline gap and the ridge instead of staying where it belongs.
- Squirrels, raccoons, bats and mice have moved in; droppings and nesting cover the attic floor.
- Damp ground air rises through the crawl space and feeds mold under the floor.
What changed
- Full-depth insulation keeps conditioned air in the living space where it belongs.
- Warm attic air stays upstairs and vents out at the ridge the way it should.
- Every entry point is sealed and the attic is cleaned and sanitized; nothing lives up there but insulation.
- The crawl space is sealed and dry, so ground moisture stays in the ground.
Built Around Manchester Attics & Crawl Spaces
Manchester Township grew from under 28,000 people in 1980 to more than 45,000 today, almost entirely through the 55+ retirement communities built out from the 1970s through the 1990s. Most of that housing is single-story, which makes attic access simple but does nothing to guarantee the insulation inside still meets a modern standard.
Ranch attics in Crestwood Village, Cedar Glen Lakes and Leisure Village West were built between the early 1970s and 1990s, well under what current guidance now calls for.
Manchester's sandy Pine Barrens soil sits close to the water table, so vented crawl spaces pull humid air across the framing year-round, leaving insulation damp along the joists.
Manchester sits inside the Pine Barrens, and the pitch pine cover around Whiting and Pine Lake Park puts squirrels, raccoons and mice within reach of nearly every roofline.
Single-story ranch roofs have shallow eaves, and a leaky attic lets warm air melt roof snow that refreezes into ice dams right along those low rooflines.

We just had our attic insulation replaced, and the entire experience was pleasant from start to finish. Robert is knowledgeable, honest and easy to work with at the initial estimate period. Roberta and his crew did a great job replacing the attic insulation for our house. They were very professional, efficient and respectful. They did everything that needed to be done and left the space clean and in excellent condition. I am very happy that I chose Master Attic and would highly recommend them.
Dan Jones and the Ronald crew did a great job from start to finish! I had original insulation in my attic with no electricity, not an easy job. Our upstairs was very hot in the summer and cold in winter. With having central air, we still needed AC units and space heaters to manage. Dan set up a great plan to eliminate that. He and his crew were able to come and finish the job shortly after we first met. They were quick, clean and managed to crawl into small spaces to remove old insulation and install fresh insulation. We have already noticed a major difference! Highly recommended!!
We hired Master Attic to clean out debris, mice, old insulation, and replace with new insulation in both our attic spaces. Roberto and his crew did a phenomenal job. They were extremely professional, polite, and did a fantastic job. They invited my husband to see the attic after each step, and took pictures on their phone to show me since I could not get up in the attic. They took the time to protect the space with plastic sheeting before the job up in the attic, and then cleaned up everything perfectly afterwards. I highly recommend them!
Great job by the team. Cleaned out the entire attic and replaced all the old insulation with new fresh insulation. Made a huge difference. Alex was great to work with and was very professional. Would highly recommend.
Awesome experience from start to finish. Rob provided a great assessment and capabilities overview, arrived on time and was very generous and thorough in explaining the work. I signed on the spot. A crew of six arrived (again, on time) and completely transformed our attic space - thoroughly cleaned out the old insulation (looked spotless afterwards), sanitized the space, sealed it/rodent proofed it, added baffles and of course, replaced the insulation and added more in areas that needed it. Completed the whole job in half a day and we are delighted with the result. Thank you, Master Attic team, for a job very well done! Highest recommendation.
What a great experience I had with this company and its employees. It started with initially interacting with Joe who came out for the estimate. He was funny because he came down from my attic and said "have you seen up there". I laughed because I had and I knew it was bad. He was no pressure and no nonsense. Gave me an estimate and said if I wanted we could have the work done next day. I wasn't ready for that but after some schedule juggling I told him we could be ready. Joe had his guys out next morning with the best part being Jorge calling me to advise he was about thirty minutes out. I appreciate when I am given a heads up as to ETA. Three of them arrived Jorge set out plastic and covered exposed furniture. Jorge, Angel and Gonzalo were all polite and worked hard to complete the task. They worked efficiently and were done quickly. Jorge made sure he included me in each step of the process and when I saw the finished product I was amazed. I can actually use my attic for storage if I choose to do so. I did not realize when they were here that they also do work on crawlspace areas. I will be calling them back to see what they can do for my crawlspace which easily rivals the diasaster called my attic. I recommend at least giving this company and its employees an opportunity to help you.
Great company to work with. From beginning to end, Dan came out, spent plenty of time with me going over everything that needed to be done, and the process of everything that needed to be updated it both attics. His professionalism was top notch, answered all my question and concerns. When it came time for George and his six-man crew to do the work their quality of workmanship was well above average, they were here the whole day, and I don't think they even had a lunch break (hopefully I don't get him in trouble). They all worked and everyone knew what their job was, they removed all the insulation, cleaned, spray foamed all holes and top plates, re-insulated both attics and cleaned up like they weren't even here. Will definitely use them again.
Master Attic remediated a bat issue for us back in October and I can’t say enough about what a wonderful job they did. The work was guaranteed and they encouraged us to call if we say any further evidence of bats. Well, there were a few droppings in the attic and they quickly responded to our concerns. Jose’s crew came out on a SUNDAY, inspected the attic, and sealed up several spots that could be entry points. They were professional, efficient, and kind. I would highly recommend them. You will not be disappointed.

Frequently Asked Questions
How much attic insulation does a Manchester, NJ ranch actually need?
Current guidance for an unfinished attic in this part of New Jersey asks for meaningfully more insulation than most Manchester attics were built with. Ranch attics in Crestwood Village, Cedar Glen Lakes and Leisure Village West were finished with far less in the 1970s and 1980s, and even Manchester's newer 2000s construction usually falls short of what is asked for today. The exact depth for a given attic is something the inspection settles.
Why do crawl spaces under Manchester's ranch homes stay damp?
Most of the township's single-story homes were built over vented crawl spaces rather than basements, and the sandy Pine Barrens soil sits close enough to the water table that humid air moves through those vents most of the year. That moisture collects in the floor insulation and can carry a musty smell upstairs. A sealed vapor barrier closes off both the ground and the vents.
Does Manchester Township qualify for any insulation incentives?
Manchester is JCP&L territory, and the statewide NJ Clean Energy Program has at times funded rebates for insulation and air sealing work. What's currently active changes, so check the program's current listings and ask our crew what applies when we're out for your free estimate.
Is Master Attic actually based in Manchester Township, or is that just a marketing area?
We're headquartered at 2486 Ridgeway Boulevard in Manchester Township, so this is the town our crews start most days in rather than drive in from elsewhere. It doesn't change the price of an estimate, but it usually means faster scheduling for jobs close to home.
What tells you a Manchester attic has wildlife instead of just an air leak?
Scratching along the ceiling around dawn or dusk, droppings near the attic hatch, chewed wiring, and insulation pulled into a loose pile are the clearest signs. Manchester's wooded lots near Whiting and Pine Lake Park sit close enough to the Pine Barrens that squirrels and mice reach the roofline easily, and fifty-year-old soffit joints have gapped enough to let them through.
How long does an attic job take in a Manchester 55+ community home?
Single-story ranch attics in communities like Crestwood Village and Leisure Village West are usually quicker to work in than a two-story colonial, since there's no stairwell or narrow hatch involved. Most straightforward insulation jobs move quickly, and pulling out old material or sanitizing after wildlife is what tends to add time. You'll get the real schedule in your written estimate.
Which Ocean County towns near Manchester does Master Attic serve?
All of Ocean County, including Toms River, Jackson, Berkeley Township, and Lakehurst borough, which Manchester Township completely surrounds. We also reach Lacey and Plumsted Township to the south. Since our office sits on Ridgeway Boulevard in Manchester, most of these are short drives for our crews.
Can new insulation go over what's already in a Manchester attic, or does it have to come out first?
It depends on condition. Insulation that's just thin but dry and undisturbed in a 1970s or 1980s Crestwood Village or Cedar Glen Lakes attic can often be topped off. If it's compressed, contaminated by rodents, or wet from a roof leak, we pull it out and sanitize the space before installing anything fresh, which we'll flag during your free inspection.
