Attic Services
Toms River's population more than doubled in the 1950s and kept climbing into the 60s, and the ranch and Cape Cod houses that went up through that boom in North Dover, East Dover and Pleasant Plains are mostly still riding on the thin batts they were built with. Getting one of those attics caught up to what today's target calls for starts at the top plates, sealing the air leaks there before any new insulation gets blown in over them.

Squirrels chew wiring and tear up insulation once they get into an attic. We remove them and close the entry points.
Squirrel Removal →A raccoon can wreck attic insulation and ductwork in weeks and leave dangerous droppings behind. Safe removal plus repair of the damage.
Raccoon Removal →Bats roost in quiet attic corners and their droppings contaminate everything below. Humane exclusion plus full cleanup.
Bat Removal →Mice squeeze in through gaps the width of a pencil, nest in the insulation and leave droppings across the attic floor. Removal, then sealing the gaps so they stay out.
Attic Mice Removal →Wildlife tears openings where the roof meets the walls, and every gap is an open door. We seal the entry points and repair the damage.
Rodent Proofing →Thin, patchy insulation lets heated and cooled air escape into the attic all year. Upgrading it cuts energy bills.
Attic Insulation →Moisture in the crawl space feeds mold and rots the framing under your floor. Encapsulation seals out the damp ground air.
Crawl Space Encapsulation →New batts fill every joist bay edge to edge, so heated and cooled air stays in the rooms below instead of bleeding into the attic. Lower bills, even temperatures.
Attic Insulation →A vented ridge lets hot, moist air escape at the peak while baffles keep the soffit intake open. Balanced airflow protects the roof deck and keeps the new insulation dry.
Attic Ventilation →The roofline gap the wildlife used is sealed with rodent-proof mesh and sealant, along with every other opening we found. Nothing gets back in.
Rodent Proofing →Droppings, nesting debris and the contaminated insulation are gone, and the framing is treated so odors and bacteria do not linger in the air you breathe.
Attic Cleanup →A sealed vapor barrier covers the ground and walls, so damp soil air can no longer feed mold or rot the floor framing above it.
Crawl Space Encapsulation →What is going wrong here
- Thin, patchy attic insulation lets heated and cooled air leak up into the attic, and the energy bill pays for every bit of it.
- Warm air pours out through the roofline gap and the ridge instead of staying where it belongs.
- Squirrels, raccoons, bats and mice have moved in; droppings and nesting cover the attic floor.
- Damp ground air rises through the crawl space and feeds mold under the floor.
What changed
- Full-depth insulation keeps conditioned air in the living space where it belongs.
- Warm attic air stays upstairs and vents out at the ridge the way it should.
- Every entry point is sealed and the attic is cleaned and sanitized; nothing lives up there but insulation.
- The crawl space is sealed and dry, so ground moisture stays in the ground.
Built Around Toms River Attics & Crawl Spaces
Toms River grew almost six-fold between 1950 and 1970, from under eight thousand people to more than forty thousand, and most of the town's ranch and Cape Cod houses date to that stretch. They were solid builds for their era, just insulated to standards from decades before what today's building code expects for attics around here.
Most Toms River attics went up between 1950 and 1970 with insulation that never approached what today's guidance calls for in this region, even in homes remodeled since.
Crawl spaces here sit close to groundwater, and vented openings let humid shore air in every summer, which is why insulation sags and floors start to cup.
Inland sections near the Pine Barrens edge carry enough tree cover that squirrels and raccoons move straight onto the roofline, where aging soffits offer an easy way in.
Wind-driven snow off Barnegat Bay finds every gap in a leaky attic, and an attic that leaks warm air melts and refreezes that snow into ice dams along the eaves.

We just had our attic insulation replaced, and the entire experience was pleasant from start to finish. Robert is knowledgeable, honest and easy to work with at the initial estimate period. Roberta and his crew did a great job replacing the attic insulation for our house. They were very professional, efficient and respectful. They did everything that needed to be done and left the space clean and in excellent condition. I am very happy that I chose Master Attic and would highly recommend them.
Dan Jones and the Ronald crew did a great job from start to finish! I had original insulation in my attic with no electricity, not an easy job. Our upstairs was very hot in the summer and cold in winter. With having central air, we still needed AC units and space heaters to manage. Dan set up a great plan to eliminate that. He and his crew were able to come and finish the job shortly after we first met. They were quick, clean and managed to crawl into small spaces to remove old insulation and install fresh insulation. We have already noticed a major difference! Highly recommended!!
We hired Master Attic to clean out debris, mice, old insulation, and replace with new insulation in both our attic spaces. Roberto and his crew did a phenomenal job. They were extremely professional, polite, and did a fantastic job. They invited my husband to see the attic after each step, and took pictures on their phone to show me since I could not get up in the attic. They took the time to protect the space with plastic sheeting before the job up in the attic, and then cleaned up everything perfectly afterwards. I highly recommend them!
Great job by the team. Cleaned out the entire attic and replaced all the old insulation with new fresh insulation. Made a huge difference. Alex was great to work with and was very professional. Would highly recommend.
Awesome experience from start to finish. Rob provided a great assessment and capabilities overview, arrived on time and was very generous and thorough in explaining the work. I signed on the spot. A crew of six arrived (again, on time) and completely transformed our attic space - thoroughly cleaned out the old insulation (looked spotless afterwards), sanitized the space, sealed it/rodent proofed it, added baffles and of course, replaced the insulation and added more in areas that needed it. Completed the whole job in half a day and we are delighted with the result. Thank you, Master Attic team, for a job very well done! Highest recommendation.
What a great experience I had with this company and its employees. It started with initially interacting with Joe who came out for the estimate. He was funny because he came down from my attic and said "have you seen up there". I laughed because I had and I knew it was bad. He was no pressure and no nonsense. Gave me an estimate and said if I wanted we could have the work done next day. I wasn't ready for that but after some schedule juggling I told him we could be ready. Joe had his guys out next morning with the best part being Jorge calling me to advise he was about thirty minutes out. I appreciate when I am given a heads up as to ETA. Three of them arrived Jorge set out plastic and covered exposed furniture. Jorge, Angel and Gonzalo were all polite and worked hard to complete the task. They worked efficiently and were done quickly. Jorge made sure he included me in each step of the process and when I saw the finished product I was amazed. I can actually use my attic for storage if I choose to do so. I did not realize when they were here that they also do work on crawlspace areas. I will be calling them back to see what they can do for my crawlspace which easily rivals the diasaster called my attic. I recommend at least giving this company and its employees an opportunity to help you.
Great company to work with. From beginning to end, Dan came out, spent plenty of time with me going over everything that needed to be done, and the process of everything that needed to be updated it both attics. His professionalism was top notch, answered all my question and concerns. When it came time for George and his six-man crew to do the work their quality of workmanship was well above average, they were here the whole day, and I don't think they even had a lunch break (hopefully I don't get him in trouble). They all worked and everyone knew what their job was, they removed all the insulation, cleaned, spray foamed all holes and top plates, re-insulated both attics and cleaned up like they weren't even here. Will definitely use them again.
Master Attic remediated a bat issue for us back in October and I can’t say enough about what a wonderful job they did. The work was guaranteed and they encouraged us to call if we say any further evidence of bats. Well, there were a few droppings in the attic and they quickly responded to our concerns. Jose’s crew came out on a SUNDAY, inspected the attic, and sealed up several spots that could be entry points. They were professional, efficient, and kind. I would highly recommend them. You will not be disappointed.

Frequently Asked Questions
How much insulation does an attic need in Toms River?
Toms River falls within a coastal New Jersey energy-code zone that calls for noticeably more insulation than older attics here typically have, and the precise depth for your attic is something we determine on site. Most of the ranch and Cape Cod attics we open here were built between 1950 and 1970 and are still sitting well under what current guidance expects.
Why do Toms River crawl spaces stay damp?
Ocean County's water table runs high, and a lot of Toms River's ranch homes have vented crawl spaces that pull in humid shore air all summer. That combination sags insulation out of the joists and lets musty air rise into the rooms above, especially in low-lying sections like Silverton. Encapsulation closes the space off from both the ground and the vents.
Are there incentives for insulation upgrades in Toms River?
Toms River is JCP&L territory, and the statewide NJ Clean Energy Program has regularly offered rebates for insulation and air sealing work. Program terms and amounts change from year to year, so check the current NJ Clean Energy Program listings and ask us what's active when we're out for your estimate.
Does salt air affect attic insulation near the barrier island?
Yes. Homes in Ortley Beach, Normandy Beach and the Dover Beaches carry constant salt-laden humidity, and that moisture works into an attic through the same gaps that let heat escape in winter. Good ridge and soffit ventilation matters more here than inland, since trapped humid air speeds up wood rot and corrodes metal fasteners and ductwork faster than it would a few miles from the water.
What are the signs of rodents in a Toms River attic?
Scratching overhead around dusk, droppings along the joists, shredded insulation pulled into a nest, and chewed wiring. In Toms River's wooded inland sections the entry point is almost always the roofline, where squirrels and raccoons travel in on tree branches and push through an aging soffit or fascia gap.
How long does crawl space or attic work take in a typical Toms River ranch?
Most attic jobs in a single-story ranch or Cape Cod move quickly, since the framing is straightforward once access is opened up. Crawl space encapsulation generally takes longer, and how much longer depends on how big the space is and whether the old vapor barrier and insulation have to come out first. Holiday City's attached homes tend to go faster because the attics are smaller. That timeline lands on the written estimate we leave with you.
Which towns near Toms River do you serve?
All of Ocean County, including Manchester, Lakewood, Brick, Jackson, Berkeley Township and Seaside Heights, plus the barrier island communities along the Toms River side of the bay. Our crews are out in this area daily; the New Jersey service area page has the complete town-by-town list.
