Master Attic did a phenomenal job with our attic insulation and duct replacement. We had a loss from smoke damage from a neighboring fire and we were met with compassion and excellent customer service from Danny Jones and Jorge Diaz. We chose them for their quality of work, expertise and fair pricing and they got the job done promptly. Thank you for the excellent work and we will be recommending you highly!

Attic Services
Franklin Township's Somerset section filled in over four decades, from the split-levels and colonials of the 1960s and 70s to newer townhouse communities like Renaissance at Franklin. The older houses still run on batts sized for a different era, nowhere near what today's energy code now expects here. Even the newer condos need the ductwork chases and attic hatches air sealed before we add fresh insulation.

Squirrels chew wiring and tear up insulation once they get into an attic. We remove them and close the entry points.
Squirrel Removal →A raccoon can wreck attic insulation and ductwork in weeks and leave dangerous droppings behind. Safe removal plus repair of the damage.
Raccoon Removal →Bats roost in quiet attic corners and their droppings contaminate everything below. Humane exclusion plus full cleanup.
Bat Removal →Mice squeeze in through gaps the width of a pencil, nest in the insulation and leave droppings across the attic floor. Removal, then sealing the gaps so they stay out.
Attic Mice Removal →Wildlife tears openings where the roof meets the walls, and every gap is an open door. We seal the entry points and repair the damage.
Rodent Proofing →Thin, patchy insulation lets heated and cooled air escape into the attic all year. Upgrading it cuts energy bills.
Attic Insulation →Moisture in the crawl space feeds mold and rots the framing under your floor. Encapsulation seals out the damp ground air.
Crawl Space Encapsulation →New batts fill every joist bay edge to edge, so heated and cooled air stays in the rooms below instead of bleeding into the attic. Lower bills, even temperatures.
Attic Insulation →A vented ridge lets hot, moist air escape at the peak while baffles keep the soffit intake open. Balanced airflow protects the roof deck and keeps the new insulation dry.
Attic Ventilation →The roofline gap the wildlife used is sealed with rodent-proof mesh and sealant, along with every other opening we found. Nothing gets back in.
Rodent Proofing →Droppings, nesting debris and the contaminated insulation are gone, and the framing is treated so odors and bacteria do not linger in the air you breathe.
Attic Cleanup →A sealed vapor barrier covers the ground and walls, so damp soil air can no longer feed mold or rot the floor framing above it.
Crawl Space Encapsulation →What is going wrong here
- Thin, patchy attic insulation lets heated and cooled air leak up into the attic, and the energy bill pays for every bit of it.
- Warm air pours out through the roofline gap and the ridge instead of staying where it belongs.
- Squirrels, raccoons, bats and mice have moved in; droppings and nesting cover the attic floor.
- Damp ground air rises through the crawl space and feeds mold under the floor.
What changed
- Full-depth insulation keeps conditioned air in the living space where it belongs.
- Warm attic air stays upstairs and vents out at the ridge the way it should.
- Every entry point is sealed and the attic is cleaned and sanitized; nothing lives up there but insulation.
- The crawl space is sealed and dry, so ground moisture stays in the ground.
Built Around Somerset Attics & Crawl Spaces
Somerset is the postal name for Franklin Township's built-up eastern half, not a town of its own, and it grew in waves: split-levels near Quailbrook through the 1960s and 70s, then communities like Somerset Run and Renaissance at Franklin into the 2000s. That range of ages is why attic and crawl space needs vary block to block.
Somerset built out in stages from the 1960s through the 2000s, so attics range from original 1960s batts to condos insulated to standards already a decade old.
Somerset sits low near where the Millstone meets the Raritan, keeping the water table close to the surface, which is why both basements and crawl spaces fight summer dampness.
The tree cover along the Raritan and Millstone gives squirrels and raccoons a route into most neighborhoods, and aging soffits on the older split-levels tend to fail before newer construction does.
Somerset's winters swing across the freezing mark again and again instead of staying cold, and every warm-air leak into an attic here feeds ice buildup at the eaves through the season.

We just had our attic insulation replaced, and the entire experience was pleasant from start to finish. Robert is knowledgeable, honest and easy to work with at the initial estimate period. Roberta and his crew did a great job replacing the attic insulation for our house. They were very professional, efficient and respectful. They did everything that needed to be done and left the space clean and in excellent condition. I am very happy that I chose Master Attic and would highly recommend them.
Dan Jones and the Ronald crew did a great job from start to finish! I had original insulation in my attic with no electricity, not an easy job. Our upstairs was very hot in the summer and cold in winter. With having central air, we still needed AC units and space heaters to manage. Dan set up a great plan to eliminate that. He and his crew were able to come and finish the job shortly after we first met. They were quick, clean and managed to crawl into small spaces to remove old insulation and install fresh insulation. We have already noticed a major difference! Highly recommended!!
We hired Master Attic to clean out debris, mice, old insulation, and replace with new insulation in both our attic spaces. Roberto and his crew did a phenomenal job. They were extremely professional, polite, and did a fantastic job. They invited my husband to see the attic after each step, and took pictures on their phone to show me since I could not get up in the attic. They took the time to protect the space with plastic sheeting before the job up in the attic, and then cleaned up everything perfectly afterwards. I highly recommend them!
Great job by the team. Cleaned out the entire attic and replaced all the old insulation with new fresh insulation. Made a huge difference. Alex was great to work with and was very professional. Would highly recommend.
Awesome experience from start to finish. Rob provided a great assessment and capabilities overview, arrived on time and was very generous and thorough in explaining the work. I signed on the spot. A crew of six arrived (again, on time) and completely transformed our attic space - thoroughly cleaned out the old insulation (looked spotless afterwards), sanitized the space, sealed it/rodent proofed it, added baffles and of course, replaced the insulation and added more in areas that needed it. Completed the whole job in half a day and we are delighted with the result. Thank you, Master Attic team, for a job very well done! Highest recommendation.
What a great experience I had with this company and its employees. It started with initially interacting with Joe who came out for the estimate. He was funny because he came down from my attic and said "have you seen up there". I laughed because I had and I knew it was bad. He was no pressure and no nonsense. Gave me an estimate and said if I wanted we could have the work done next day. I wasn't ready for that but after some schedule juggling I told him we could be ready. Joe had his guys out next morning with the best part being Jorge calling me to advise he was about thirty minutes out. I appreciate when I am given a heads up as to ETA. Three of them arrived Jorge set out plastic and covered exposed furniture. Jorge, Angel and Gonzalo were all polite and worked hard to complete the task. They worked efficiently and were done quickly. Jorge made sure he included me in each step of the process and when I saw the finished product I was amazed. I can actually use my attic for storage if I choose to do so. I did not realize when they were here that they also do work on crawlspace areas. I will be calling them back to see what they can do for my crawlspace which easily rivals the diasaster called my attic. I recommend at least giving this company and its employees an opportunity to help you.
Great company to work with. From beginning to end, Dan came out, spent plenty of time with me going over everything that needed to be done, and the process of everything that needed to be updated it both attics. His professionalism was top notch, answered all my question and concerns. When it came time for George and his six-man crew to do the work their quality of workmanship was well above average, they were here the whole day, and I don't think they even had a lunch break (hopefully I don't get him in trouble). They all worked and everyone knew what their job was, they removed all the insulation, cleaned, spray foamed all holes and top plates, re-insulated both attics and cleaned up like they weren't even here. Will definitely use them again.
Master Attic remediated a bat issue for us back in October and I can’t say enough about what a wonderful job they did. The work was guaranteed and they encouraged us to call if we say any further evidence of bats. Well, there were a few droppings in the attic and they quickly responded to our concerns. Jose’s crew came out on a SUNDAY, inspected the attic, and sealed up several spots that could be entry points. They were professional, efficient, and kind. I would highly recommend them. You will not be disappointed.

Frequently Asked Questions
Does crawl space encapsulation make sense for a house built on Somerset's low ground?
It does for most homes near the Raritan and Millstone, where the water table sits close to the surface and pushes humidity into any vented crawl space year round. Encapsulation replaces the vents with a sealed vapor barrier across the ground and walls, which stops that dampness before it sags insulation, cups the floor above, or turns the space musty.
How much insulation belongs in a Somerset, NJ attic?
The attic standard for this part of New Jersey has moved well past what most houses were built with, and how deep to go depends on what is already up there and how the attic is framed, something only the inspection can tell you for certain. Most attics we open in Somerset, whether the house went up in the 1960s or the condo was built twenty years ago, still sit at a fraction of what current guidance expects because the original insulation was never topped off.
I rent out a property near Rutgers, can the attic or crawl space be inspected between tenants?
Yes, and it is a good habit for rental property near campus. Turnover is higher on Rutgers-adjacent rentals than owner-occupied streets, and an empty unit between leases is the easiest time to check the attic for rodent activity or old insulation and the crawl space or basement for moisture, without working around a tenant's schedule.
Are there PSE&G or state rebates for insulation work in Somerset?
Somerset is PSE&G territory, and past NJ Clean Energy Program cycles have included insulation and air sealing rebates. Because eligibility and amounts keep moving, the most reliable move is to ask us what is currently available when we come out for your free estimate, and we can point you to the program details at the same time.
Do you work in condo and townhouse communities like Somerset Run or Renaissance at Franklin?
Yes. Attics and crawl spaces in age-restricted and townhouse communities need the same inspection as any single-family house, and sometimes more care because shared walls and tighter attic access change how the work gets done. We coordinate with HOA rules where they apply and quote the job the same way, insulation, air sealing or rodent exclusion, based on what the inspection actually finds.
What are the warning signs of squirrels or mice in a Somerset attic?
Listen for scratching or scurrying at dawn and dusk, and check the joists for droppings, torn insulation gathered into nests, and chewed wiring. Around Somerset the wooded stretches along the Raritan and Millstone put squirrels and raccoons close to almost every roofline, while mice tend to slip in through gaps around older soffits and attic hatches once the weather turns cold.
How long does an attic job take in a typical Franklin Township split-level or colonial?
A straightforward colonial attic in one of the newer sections usually goes quickly. Split-levels from the 1960s and 70s often run longer because the attic access is tighter and the old insulation has to come out first, and a job with rodent contamination to clean up adds even more time. Your estimate spells out the exact schedule before the crew starts.
Which towns around Somerset does Master Attic cover?
All of Somerset County, including Somerville a few miles west and Bound Brook, plus the Middlesex County towns nearby: New Brunswick and North Brunswick across the Raritan, and Franklin Park to the south. Our crews are already running through this stretch of central New Jersey most weeks, so scheduling an estimate is usually quick.
