How Crawl Space Encapsulation Works in Edison
In a lot of Edison split-levels, only part of the foundation got a crawl space, the rest went in as a finished basement, and the crawl space side is usually the part builders never sealed off from outside air the way the rest of the foundation was finished. Encapsulation covers the ground and walls with a sealed vapor barrier and closes off the vents, so that side of the house stops pulling in whatever is happening outside.
Middlesex County summers push humid outside air through those vents, and once it is inside the crawl space it settles against the framing and lingers long after the finished basement next door has dried out. Wood that stays damp season after season starts to sag and smell, and that odor rises through the subfloor into the rooms overhead. Sealing the crawl space off from outside air stops that cycle at the source instead of only masking it upstairs.
Where the ground is uneven or old insulation is already hanging loose, that gets cleared out before the barrier goes down, since sealing over debris only seals the problem in underneath it. Every Edison crawl space gets a full inspection first, whether it sits under a 1950s cape or a colonial built years after the original boom, and the estimate that follows is free, written and specific to what that particular crawl space needs.

What We Find in Edison Crawl Spaces
What usually shows up during an encapsulation inspection in an Edison crawl space.
A good number of the split-levels built through Edison's expansion years have a finished basement on one side of the foundation and an open, unfinished crawl space on the other, the half nobody sealed off from outside air when the house went up.
Middlesex County summers push humid air through open vents, and it settles against the joists and subfloor long after the finished side of the house has stayed dry. That moisture is what starts wood rot and the musty smell that reaches upstairs.
Years of humidity work batts loose from the joists in an unsealed Edison crawl space, and once they are sagging they stop doing much insulating anyway. Encapsulation is the point where that material gets replaced along with sealing the space against future moisture.
An unsealed crawl space holds onto cold Central Jersey winter air right beneath the flooring, and a Metropark split-level shows it plainly: the rooms over the crawl side run noticeably colder than the rooms over the basement. Encapsulating and insulating the crawl space evens that out.

We just had our attic insulation replaced, and the entire experience was pleasant from start to finish. Robert is knowledgeable, honest and easy to work with at the initial estimate period. Roberta and his crew did a great job replacing the attic insulation for our house. They were very professional, efficient and respectful. They did everything that needed to be done and left the space clean and in excellent condition. I am very happy that I chose Master Attic and would highly recommend them.
Dan Jones and the Ronald crew did a great job from start to finish! I had original insulation in my attic with no electricity, not an easy job. Our upstairs was very hot in the summer and cold in winter. With having central air, we still needed AC units and space heaters to manage. Dan set up a great plan to eliminate that. He and his crew were able to come and finish the job shortly after we first met. They were quick, clean and managed to crawl into small spaces to remove old insulation and install fresh insulation. We have already noticed a major difference! Highly recommended!!
We hired Master Attic to clean out debris, mice, old insulation, and replace with new insulation in both our attic spaces. Roberto and his crew did a phenomenal job. They were extremely professional, polite, and did a fantastic job. They invited my husband to see the attic after each step, and took pictures on their phone to show me since I could not get up in the attic. They took the time to protect the space with plastic sheeting before the job up in the attic, and then cleaned up everything perfectly afterwards. I highly recommend them!
Great job by the team. Cleaned out the entire attic and replaced all the old insulation with new fresh insulation. Made a huge difference. Alex was great to work with and was very professional. Would highly recommend.
Awesome experience from start to finish. Rob provided a great assessment and capabilities overview, arrived on time and was very generous and thorough in explaining the work. I signed on the spot. A crew of six arrived (again, on time) and completely transformed our attic space - thoroughly cleaned out the old insulation (looked spotless afterwards), sanitized the space, sealed it/rodent proofed it, added baffles and of course, replaced the insulation and added more in areas that needed it. Completed the whole job in half a day and we are delighted with the result. Thank you, Master Attic team, for a job very well done! Highest recommendation.
What a great experience I had with this company and its employees. It started with initially interacting with Joe who came out for the estimate. He was funny because he came down from my attic and said "have you seen up there". I laughed because I had and I knew it was bad. He was no pressure and no nonsense. Gave me an estimate and said if I wanted we could have the work done next day. I wasn't ready for that but after some schedule juggling I told him we could be ready. Joe had his guys out next morning with the best part being Jorge calling me to advise he was about thirty minutes out. I appreciate when I am given a heads up as to ETA. Three of them arrived Jorge set out plastic and covered exposed furniture. Jorge, Angel and Gonzalo were all polite and worked hard to complete the task. They worked efficiently and were done quickly. Jorge made sure he included me in each step of the process and when I saw the finished product I was amazed. I can actually use my attic for storage if I choose to do so. I did not realize when they were here that they also do work on crawlspace areas. I will be calling them back to see what they can do for my crawlspace which easily rivals the diasaster called my attic. I recommend at least giving this company and its employees an opportunity to help you.
Great company to work with. From beginning to end, Dan came out, spent plenty of time with me going over everything that needed to be done, and the process of everything that needed to be updated it both attics. His professionalism was top notch, answered all my question and concerns. When it came time for George and his six-man crew to do the work their quality of workmanship was well above average, they were here the whole day, and I don't think they even had a lunch break (hopefully I don't get him in trouble). They all worked and everyone knew what their job was, they removed all the insulation, cleaned, spray foamed all holes and top plates, re-insulated both attics and cleaned up like they weren't even here. Will definitely use them again.
Master Attic remediated a bat issue for us back in October and I can’t say enough about what a wonderful job they did. The work was guaranteed and they encouraged us to call if we say any further evidence of bats. Well, there were a few droppings in the attic and they quickly responded to our concerns. Jose’s crew came out on a SUNDAY, inspected the attic, and sealed up several spots that could be entry points. They were professional, efficient, and kind. I would highly recommend them. You will not be disappointed.
Crawl Space Encapsulation in Edison: Questions We Get
What actually gets sealed when you encapsulate a crawl space in Edison?
The ground gets a heavy vapor barrier, the foundation walls get covered, and the vents get closed off so outside air stops reaching the space at all. Anything hanging loose or piled up on the ground comes out along the way. When it is finished, an Edison crawl space stops taking in Middlesex County's humid summer air or its winter cold. A crawl space sitting in standing water is not ready for a liner yet: that water needs to come out and the space needs to dry first, and only then does encapsulation take over, handling the humidity that follows rather than an active flood.
How long does encapsulation take on a typical Edison crawl space?
A fairly clean, dry crawl space moves through the sealing steps quickly, while one with sagging insulation or standing water runs longer because all of that has to be cleared out first. We give you a real number for your specific crawl space once we have seen it, not a generic figure.
Does PSE&G or the state offer any rebates for crawl space encapsulation in Edison?
The insulation portion of an encapsulation job is the part most likely to line up with a PSE&G or state energy rebate, since that agency has funded insulation and sealing work in the past. What is live right now is something we check and explain when we come out for your estimate.
My Edison crawl space already has a basement next to it, does it still need encapsulation?
Yes. That crawl space is usually the part of the foundation builders left unsealed, even though the basement beside it is fully conditioned. Humid air gets in through the vents, settles against the framing, and can work its way into the finished space next door. Sealing it off closes that gap without touching the basement itself.
What tells you whether my Edison crawl space is ready for a vapor barrier right away?
Ground moisture, the shape any existing insulation is in, the vents, and any gaps in the foundation walls all get checked first. A split-level near Metropark paired with a finished basement often needs a different plan than a colonial's full crawl space, and that plan gets built around what the walk-through actually shows.
Can existing insulation stay in place once the crawl space is encapsulated?
Sometimes, if it is dry, intact and not sitting over the ground or against the walls. Once it has sagged off the joists or picked up moisture, which happens often enough in an Edison crawl space that has sat open for years, it gets pulled out ahead of the barrier instead of sealed underneath it.
Do you encapsulate crawl spaces in the towns near Edison as well?
We cover the whole of Middlesex County. Woodbridge, Piscataway and South Plainfield border Edison directly, Highland Park and New Brunswick sit just past the Raritan, and Metuchen is its own town entirely surrounded by Edison, so it comes up on our schedule as often as any Edison address does.
Does an Edison crawl space encapsulation ever need to be redone?
There is no set replacement date attached to a liner in good condition, it is meant to keep doing its job for the long term. What actually changes over the years is whether the seams and the spot where it meets the foundation wall are still tight, which is worth a look any time a crew happens to be back under an Edison house for something else.
