Master Attic did a phenomenal job with our attic insulation and duct replacement. We had a loss from smoke damage from a neighboring fire and we were met with compassion and excellent customer service from Danny Jones and Jorge Diaz. We chose them for their quality of work, expertise and fair pricing and they got the job done promptly. Thank you for the excellent work and we will be recommending you highly!

Sealing Bensalem Attics and Crawl Spaces Against Wildlife
Most of what gets into a Bensalem attic or crawl space did not need much of an opening to do it. A mouse fits through a gap smaller than a pencil, and the utility penetrations, dried-out caulk lines and worn weatherstripping on houses built through the 1950s, 60s and 70s give it plenty of choices. Squirrels and the occasional bat need more room, usually a soffit seam or a piece of loose fascia, but the principle stays the same: find every opening actually in use, not just the first one that catches the eye.
What we find gets closed with materials meant to stay closed, steel mesh where an opening still needs to breathe, solid patching where it does not, rather than anything a determined animal can work back through. Where something is already living inside, it comes out first through a one-way opening, never sealed inside and never poisoned, and we confirm the space is empty before the final patch goes on. Bensalem's apartment and townhouse buildings add a wrinkle here: several units can share one attic or roofline, so the gap one resident reports is not necessarily the only one being used.
Whatever an animal left behind, flattened insulation, droppings along the joists, chewed wire coatings, gets cleared out and the area sanitized before the job is finished. The estimate that covers all of it is free and written, and it accounts for whatever mix of attic and crawl space work a particular property actually needs rather than a flat number handed out sight unseen.

What We Find in Bensalem Attics & Crawl Spaces
The four conditions that bring most rodent and wildlife calls in Bensalem, PA.
A pencil-width gap around a utility line or a hairline seam where trim meets siding is easy to miss during a casual look at a Bensalem house, and that is exactly the size of opening a mouse needs to move from outside into a wall cavity or attic.
A cracked vent cover or a crawl door hanging slightly off its frame gives mice a route into the space under a Bensalem house at ground level, a different entry point entirely from the roofline gaps squirrels and raccoons use above.
Once an animal has flattened and soiled the insulation closest to where it settled, that material is doing essentially nothing for the attic or crawl space it sits in, and it has to come out before the opening gets sealed for good.
A gap under half an inch around a ridge cap, dormer or chimney flashing is enough room for a bat to use, narrower than almost anything else that gets into a Bensalem attic and easy to miss without deliberately checking those specific spots.

We just had our attic insulation replaced, and the entire experience was pleasant from start to finish. Robert is knowledgeable, honest and easy to work with at the initial estimate period. Roberta and his crew did a great job replacing the attic insulation for our house. They were very professional, efficient and respectful. They did everything that needed to be done and left the space clean and in excellent condition. I am very happy that I chose Master Attic and would highly recommend them.
Dan Jones and the Ronald crew did a great job from start to finish! I had original insulation in my attic with no electricity, not an easy job. Our upstairs was very hot in the summer and cold in winter. With having central air, we still needed AC units and space heaters to manage. Dan set up a great plan to eliminate that. He and his crew were able to come and finish the job shortly after we first met. They were quick, clean and managed to crawl into small spaces to remove old insulation and install fresh insulation. We have already noticed a major difference! Highly recommended!!
We hired Master Attic to clean out debris, mice, old insulation, and replace with new insulation in both our attic spaces. Roberto and his crew did a phenomenal job. They were extremely professional, polite, and did a fantastic job. They invited my husband to see the attic after each step, and took pictures on their phone to show me since I could not get up in the attic. They took the time to protect the space with plastic sheeting before the job up in the attic, and then cleaned up everything perfectly afterwards. I highly recommend them!
Great job by the team. Cleaned out the entire attic and replaced all the old insulation with new fresh insulation. Made a huge difference. Alex was great to work with and was very professional. Would highly recommend.
Awesome experience from start to finish. Rob provided a great assessment and capabilities overview, arrived on time and was very generous and thorough in explaining the work. I signed on the spot. A crew of six arrived (again, on time) and completely transformed our attic space - thoroughly cleaned out the old insulation (looked spotless afterwards), sanitized the space, sealed it/rodent proofed it, added baffles and of course, replaced the insulation and added more in areas that needed it. Completed the whole job in half a day and we are delighted with the result. Thank you, Master Attic team, for a job very well done! Highest recommendation.
What a great experience I had with this company and its employees. It started with initially interacting with Joe who came out for the estimate. He was funny because he came down from my attic and said "have you seen up there". I laughed because I had and I knew it was bad. He was no pressure and no nonsense. Gave me an estimate and said if I wanted we could have the work done next day. I wasn't ready for that but after some schedule juggling I told him we could be ready. Joe had his guys out next morning with the best part being Jorge calling me to advise he was about thirty minutes out. I appreciate when I am given a heads up as to ETA. Three of them arrived Jorge set out plastic and covered exposed furniture. Jorge, Angel and Gonzalo were all polite and worked hard to complete the task. They worked efficiently and were done quickly. Jorge made sure he included me in each step of the process and when I saw the finished product I was amazed. I can actually use my attic for storage if I choose to do so. I did not realize when they were here that they also do work on crawlspace areas. I will be calling them back to see what they can do for my crawlspace which easily rivals the diasaster called my attic. I recommend at least giving this company and its employees an opportunity to help you.
Great company to work with. From beginning to end, Dan came out, spent plenty of time with me going over everything that needed to be done, and the process of everything that needed to be updated it both attics. His professionalism was top notch, answered all my question and concerns. When it came time for George and his six-man crew to do the work their quality of workmanship was well above average, they were here the whole day, and I don't think they even had a lunch break (hopefully I don't get him in trouble). They all worked and everyone knew what their job was, they removed all the insulation, cleaned, spray foamed all holes and top plates, re-insulated both attics and cleaned up like they weren't even here. Will definitely use them again.
Master Attic remediated a bat issue for us back in October and I can’t say enough about what a wonderful job they did. The work was guaranteed and they encouraged us to call if we say any further evidence of bats. Well, there were a few droppings in the attic and they quickly responded to our concerns. Jose’s crew came out on a SUNDAY, inspected the attic, and sealed up several spots that could be entry points. They were professional, efficient, and kind. I would highly recommend them. You will not be disappointed.
Rodent Proofing in Bensalem: Questions We Get
How does Master Attic find where wildlife is getting into a Bensalem attic or crawl space?
We check both levels of a property separately: the roofline, soffits and fascia for squirrel, raccoon and bat access, and the foundation vents and crawl doors for mice and other small animals at ground level. Most Bensalem properties only have one active opening in use, but we check the whole exterior rather than stopping at the first gap we find.
How long does a rodent proofing job take in Bensalem?
Closing a couple of small gaps on a straightforward roofline is quick work. A torn soffit that takes real material and time to close off, a shared building with more than one opening, or insulation that needs replacing all add time. Framing that has to be rebuilt first is a separate trade you arrange, never part of what we quote. Whatever your property turns out to need becomes part of the written estimate we hand you, not something decided after the crew has already started.
Does Master Attic carry a Pennsylvania license for exclusion work in Bensalem?
Yes. Wildlife exclusion falls under Pennsylvania Home Improvement Contractor license 147980, the same license that covers every job Master Attic takes on in Bensalem, backed by full insurance and valid throughout Bucks County and the rest of the eastern Pennsylvania territory we serve.
Is exclusion different for Bensalem's apartment and townhouse buildings?
It usually takes more looking. A roofline or attic shared across several units means the entry point one resident notices is not necessarily the only one in use, so we inspect the full building rather than treating a single unit as the whole picture.
What decides whether a Bensalem job is exclusion only or something more?
The inspection does. If nothing has actually nested inside, sealing the opening might be the whole job. Where insulation has been flattened, soiled or chewed through, removal and sanitizing get added, and that combination turns up more often in Bensalem's older housing stock than in newer construction.
Do you always remove and replace the insulation, or just seal the opening?
Only where the animal actually reached the insulation. Material outside the affected area typically stays untouched. Anything matted, soiled or chewed through gets pulled and the space sanitized, since leaving contaminated material in place defeats the purpose of sealing the opening above or around it.
What other towns near Bensalem does Master Attic handle wildlife calls in?
Bucks County entirely, Bristol Township, Feasterville-Trevose, Croydon and Langhorne among the regular stops, with Yardley marking the northern reach of our Pennsylvania coverage. Bensalem's own border with Northeast Philadelphia gets the same attention, since wildlife entry points do not stop at a municipal line.
Will sealing the openings actually keep wildlife from coming back?
That is the point of doing it properly the first time. A gap patched with the wrong material, or one opening sealed while another gets missed, is why homeowners sometimes deal with the same problem again within a year or two. Checking the entire exterior rather than stopping at the obvious gap is what makes the real difference.
