Master Attic did a phenomenal job with our attic insulation and duct replacement. We had a loss from smoke damage from a neighboring fire and we were met with compassion and excellent customer service from Danny Jones and Jorge Diaz. We chose them for their quality of work, expertise and fair pricing and they got the job done promptly. Thank you for the excellent work and we will be recommending you highly!

Crawl Space Encapsulation in Bensalem, Pennsylvania
Master Attic seals crawl spaces against ground moisture across Bensalem, Pennsylvania, with a heavy liner run from the dirt floor up the foundation walls, shutting the vents that once let humid air move freely, on ranches that have stood near the Neshaminy Creek since the 1950s and on newer construction alike. How Crawl Space Encapsulation Works in Bensalem
Groundwater does not wait for rain to reach a Bensalem crawl space. In the stretch of the township near the Neshaminy Creek and the Delaware River, toward Andalusia and Cornwells Heights, the water table runs shallow enough that humidity rises through bare soil and open foundation vents on ordinary dry days, not only after a storm. A crawl space built and vented to 1950s and 60s standards was never meant to stop that kind of moisture; it was built to let it pass through. That everyday humidity is what encapsulation is built for. A crawl space genuinely sitting in floodwater is a different situation, and that gets pumped out and dried before a liner is ever part of the plan.
Stopping it means denying moisture any way in. We clear the floor of whatever is already down there first, because a liner laid over old debris or failed insulation cannot seat properly against the ground. The vents get closed instead of left open, and the barrier goes up the foundation walls and wraps around every pier, post and the rim joist rather than stopping at the floor, since one unwrapped surface can undo the rest of it. Seams get taped as a last step, once everything underneath is already sealed.
A damp crawl space does not always call for the full treatment. Mild humidity with no history of standing water sometimes only needs new insulation; a crawl space close to either waterway, or a basement in one of the township's older, never-finished sections holding the same moisture, usually needs the complete seal to actually last. Telling which situation applies to a particular Bensalem property is exactly what the walk-through settles before anything gets written down.

What We Find in Bensalem Crawl Spaces
Four conditions that shape almost every encapsulation job Master Attic quotes across Bensalem, PA.
With the Neshaminy Creek on one side of the township and the Delaware River on the other, groundwater in low sections near Andalusia and Cornwells Heights never sinks far below grade, and a vented crawl space in those areas takes on more moisture across a year than it ever releases.
The ranch, Cape Cod and split-level wave that built out Bensalem from the 1950s through the 1970s left crawl spaces open on purpose, dirt floors and foundation vents were simply how the standard called for building at the time.
A foundation vent left uncovered lets in mice and other small animals just as readily as it lets in moisture, and a warm, humid crawl space near either waterway gives them little reason to move on once they settle in.
A fair number of Bensalem crawl spaces were framed with barely enough height to run the plumbing, which changes how the liner has to be staged and folded around piers and posts. The actual clearance rarely shows up until someone is physically underneath it, which is why a walk-through comes before any number gets written down.

We just had our attic insulation replaced, and the entire experience was pleasant from start to finish. Robert is knowledgeable, honest and easy to work with at the initial estimate period. Roberta and his crew did a great job replacing the attic insulation for our house. They were very professional, efficient and respectful. They did everything that needed to be done and left the space clean and in excellent condition. I am very happy that I chose Master Attic and would highly recommend them.
Dan Jones and the Ronald crew did a great job from start to finish! I had original insulation in my attic with no electricity, not an easy job. Our upstairs was very hot in the summer and cold in winter. With having central air, we still needed AC units and space heaters to manage. Dan set up a great plan to eliminate that. He and his crew were able to come and finish the job shortly after we first met. They were quick, clean and managed to crawl into small spaces to remove old insulation and install fresh insulation. We have already noticed a major difference! Highly recommended!!
We hired Master Attic to clean out debris, mice, old insulation, and replace with new insulation in both our attic spaces. Roberto and his crew did a phenomenal job. They were extremely professional, polite, and did a fantastic job. They invited my husband to see the attic after each step, and took pictures on their phone to show me since I could not get up in the attic. They took the time to protect the space with plastic sheeting before the job up in the attic, and then cleaned up everything perfectly afterwards. I highly recommend them!
Great job by the team. Cleaned out the entire attic and replaced all the old insulation with new fresh insulation. Made a huge difference. Alex was great to work with and was very professional. Would highly recommend.
Awesome experience from start to finish. Rob provided a great assessment and capabilities overview, arrived on time and was very generous and thorough in explaining the work. I signed on the spot. A crew of six arrived (again, on time) and completely transformed our attic space - thoroughly cleaned out the old insulation (looked spotless afterwards), sanitized the space, sealed it/rodent proofed it, added baffles and of course, replaced the insulation and added more in areas that needed it. Completed the whole job in half a day and we are delighted with the result. Thank you, Master Attic team, for a job very well done! Highest recommendation.
What a great experience I had with this company and its employees. It started with initially interacting with Joe who came out for the estimate. He was funny because he came down from my attic and said "have you seen up there". I laughed because I had and I knew it was bad. He was no pressure and no nonsense. Gave me an estimate and said if I wanted we could have the work done next day. I wasn't ready for that but after some schedule juggling I told him we could be ready. Joe had his guys out next morning with the best part being Jorge calling me to advise he was about thirty minutes out. I appreciate when I am given a heads up as to ETA. Three of them arrived Jorge set out plastic and covered exposed furniture. Jorge, Angel and Gonzalo were all polite and worked hard to complete the task. They worked efficiently and were done quickly. Jorge made sure he included me in each step of the process and when I saw the finished product I was amazed. I can actually use my attic for storage if I choose to do so. I did not realize when they were here that they also do work on crawlspace areas. I will be calling them back to see what they can do for my crawlspace which easily rivals the diasaster called my attic. I recommend at least giving this company and its employees an opportunity to help you.
Great company to work with. From beginning to end, Dan came out, spent plenty of time with me going over everything that needed to be done, and the process of everything that needed to be updated it both attics. His professionalism was top notch, answered all my question and concerns. When it came time for George and his six-man crew to do the work their quality of workmanship was well above average, they were here the whole day, and I don't think they even had a lunch break (hopefully I don't get him in trouble). They all worked and everyone knew what their job was, they removed all the insulation, cleaned, spray foamed all holes and top plates, re-insulated both attics and cleaned up like they weren't even here. Will definitely use them again.
Master Attic remediated a bat issue for us back in October and I can’t say enough about what a wonderful job they did. The work was guaranteed and they encouraged us to call if we say any further evidence of bats. Well, there were a few droppings in the attic and they quickly responded to our concerns. Jose’s crew came out on a SUNDAY, inspected the attic, and sealed up several spots that could be entry points. They were professional, efficient, and kind. I would highly recommend them. You will not be disappointed.
Crawl Space Encapsulation in Bensalem: Questions We Get
What actually happens during a crawl space encapsulation in Bensalem?
The floor gets cleared down to bare ground, the foundation vents are shut, and a heavy liner is installed across the floor and up the walls with every seam taped shut. Every pier, every post and the rim joist itself get wrapped too, so the crew does not leave a single surface open for moisture to find once the job is finished.
How long does a Bensalem encapsulation project usually run?
How much has to be cleared out first drives it more than anything else. An already-empty crawl space that just needs the liner moves fast; one carrying old insulation, debris or a standing-water history takes longer to prepare properly. Your specific timeline gets set once we have actually walked the space, not before.
Is Master Attic a licensed Pennsylvania contractor for encapsulation work?
Yes. The company holds Pennsylvania Home Improvement Contractor license 147980, which covers encapsulation and every other service performed in Bensalem, backed by full insurance. That license extends across Bucks County and the rest of eastern Pennsylvania as well.
Once a Bensalem crawl space is encapsulated, is there anything left to keep up with?
Nothing on a set schedule. The liner is a long-term fixture, not a wear item due for replacement. What can actually shift over the years is the building around it, a support post settling or a seam getting disturbed if plumbing or electrical work happens under the house later. Since Bensalem's apartment and townhouse buildings in particular bring our crews back underneath for other reasons fairly often, an encapsulated space usually gets checked on those visits rather than being left unexamined for years.
How do you know whether a Bensalem crawl space needs the full liner or just new insulation?
It comes down to how much water is realistically reaching the space. A dry space with no standing-water history can sometimes get by on insulation alone, while one nearer the Neshaminy Creek or Delaware River, particularly around Andalusia or Cornwells Heights, usually needs the complete seal before insulation would even hold up. A walk-through is how we tell which situation actually applies to your property.
Does failed insulation have to be pulled before encapsulation can happen?
If it is wet, sagging or shows signs rodents got into it, yes, and that is not an unusual finding in Bensalem's older vented sections. Sealing a liner over insulation that is already compromised just locks the existing moisture in, so removal happens first whenever the inspection turns it up.
Beyond Bensalem, where else in Bucks County do you do encapsulation work?
Feasterville-Trevose, Croydon, Langhorne and Bristol Township all fall under our regular coverage, and Yardley marks the far edge of the Pennsylvania territory we work. Proximity to either waterway tends to matter more for a given job than which particular town the crawl space happens to sit in.
Is it worth encapsulating a Bensalem crawl space that is not close to either waterway?
Often, yes. A number of the split-levels and ranches built inland through the 1970s sit over basements that were never finished out, and those hold onto the same kind of humidity a vented crawl space does even without direct exposure to the Neshaminy or Delaware. We evaluate the property itself rather than assuming distance from the water settles it.
