Raccoons in a Bensalem Attic or Crawl Space
Attics and crawl spaces give a Bensalem raccoon two very different ways in. Above, it's the roofline, a downspout climbed like a ladder, an overhanging branch, or a gap worn open at the soffit on one of the town's older houses. Below, in a crawl space, the animal works a cracked foundation vent, a loose crawl door, or a section of skirting that's come away from the foundation. Confirming which one it used, and exactly where, comes before anything else.
Once the opening is confirmed, a hinged panel goes over it, built so the animal can push out but never push back in, and we check first whether a mother has young ones denned nearby, since that changes how the work gets timed. After the space is confirmed empty, whatever the raccoon damaged or soiled, insulation, ductwork, a vapor barrier in a crawl space, gets addressed and the area is sanitized before the entry point is sealed for good.
The estimate that follows spells out the exclusion plan and any cleanup the attic, the crawl space, or both spaces need, priced and explained before any work begins. A raccoon that has been in an Eddington attic through several cold nights leaves more insulation damage than one that ducked into a crawl vent just once, and that difference only shows up once someone has actually been inside to look.

What We Find in Bensalem Raccoon Calls
The four situations behind most of the raccoon exclusion work we do across Bensalem, PA.
Bensalem's eastern and southern edges run along the Neshaminy Creek and the Delaware, and the mature trees that grow up along both give a raccoon a short climb to just about any roofline in town. From there, a weathered gap at the fascia or soffit on a postwar ranch does the rest of the work for it.
Homes built over a crawl space near Andalusia or Cornwells Heights sit close enough to the Neshaminy Creek and the Delaware River that the vents rarely stay dry, and a raccoon working a soft or rusted vent cover can pull it open without much resistance.
Once a raccoon picks a spot and stays put for a stretch, the insulation nearest that den ends up flattened and soiled, and that's usually the point where a straightforward exclusion job picks up a removal job right alongside it.
A townhouse or apartment building in Bensalem can share one attic or roofline across several units, so a single raccoon entry point sometimes affects more than one household, which changes how the exclusion and any cleanup afterward get scheduled.

We just had our attic insulation replaced, and the entire experience was pleasant from start to finish. Robert is knowledgeable, honest and easy to work with at the initial estimate period. Roberta and his crew did a great job replacing the attic insulation for our house. They were very professional, efficient and respectful. They did everything that needed to be done and left the space clean and in excellent condition. I am very happy that I chose Master Attic and would highly recommend them.
Dan Jones and the Ronald crew did a great job from start to finish! I had original insulation in my attic with no electricity, not an easy job. Our upstairs was very hot in the summer and cold in winter. With having central air, we still needed AC units and space heaters to manage. Dan set up a great plan to eliminate that. He and his crew were able to come and finish the job shortly after we first met. They were quick, clean and managed to crawl into small spaces to remove old insulation and install fresh insulation. We have already noticed a major difference! Highly recommended!!
We hired Master Attic to clean out debris, mice, old insulation, and replace with new insulation in both our attic spaces. Roberto and his crew did a phenomenal job. They were extremely professional, polite, and did a fantastic job. They invited my husband to see the attic after each step, and took pictures on their phone to show me since I could not get up in the attic. They took the time to protect the space with plastic sheeting before the job up in the attic, and then cleaned up everything perfectly afterwards. I highly recommend them!
Great job by the team. Cleaned out the entire attic and replaced all the old insulation with new fresh insulation. Made a huge difference. Alex was great to work with and was very professional. Would highly recommend.
Awesome experience from start to finish. Rob provided a great assessment and capabilities overview, arrived on time and was very generous and thorough in explaining the work. I signed on the spot. A crew of six arrived (again, on time) and completely transformed our attic space - thoroughly cleaned out the old insulation (looked spotless afterwards), sanitized the space, sealed it/rodent proofed it, added baffles and of course, replaced the insulation and added more in areas that needed it. Completed the whole job in half a day and we are delighted with the result. Thank you, Master Attic team, for a job very well done! Highest recommendation.
What a great experience I had with this company and its employees. It started with initially interacting with Joe who came out for the estimate. He was funny because he came down from my attic and said "have you seen up there". I laughed because I had and I knew it was bad. He was no pressure and no nonsense. Gave me an estimate and said if I wanted we could have the work done next day. I wasn't ready for that but after some schedule juggling I told him we could be ready. Joe had his guys out next morning with the best part being Jorge calling me to advise he was about thirty minutes out. I appreciate when I am given a heads up as to ETA. Three of them arrived Jorge set out plastic and covered exposed furniture. Jorge, Angel and Gonzalo were all polite and worked hard to complete the task. They worked efficiently and were done quickly. Jorge made sure he included me in each step of the process and when I saw the finished product I was amazed. I can actually use my attic for storage if I choose to do so. I did not realize when they were here that they also do work on crawlspace areas. I will be calling them back to see what they can do for my crawlspace which easily rivals the diasaster called my attic. I recommend at least giving this company and its employees an opportunity to help you.
Great company to work with. From beginning to end, Dan came out, spent plenty of time with me going over everything that needed to be done, and the process of everything that needed to be updated it both attics. His professionalism was top notch, answered all my question and concerns. When it came time for George and his six-man crew to do the work their quality of workmanship was well above average, they were here the whole day, and I don't think they even had a lunch break (hopefully I don't get him in trouble). They all worked and everyone knew what their job was, they removed all the insulation, cleaned, spray foamed all holes and top plates, re-insulated both attics and cleaned up like they weren't even here. Will definitely use them again.
Master Attic remediated a bat issue for us back in October and I can’t say enough about what a wonderful job they did. The work was guaranteed and they encouraged us to call if we say any further evidence of bats. Well, there were a few droppings in the attic and they quickly responded to our concerns. Jose’s crew came out on a SUNDAY, inspected the attic, and sealed up several spots that could be entry points. They were professional, efficient, and kind. I would highly recommend them. You will not be disappointed.
Raccoon Removal in Bensalem: Questions We Get
How does Master Attic handle a raccoon in a Bensalem attic or crawl space?
Locating the actual opening comes first, a roofline gap above or a broken vent below, since guessing wrong just delays everything after it. A humane one-way door goes up on that specific spot so the animal exits on its own schedule, and once nothing is moving in or out anymore, the crew seals the gap and deals with whatever mess got left behind.
How long does raccoon removal take at a Bensalem property?
A lone adult with nowhere to be tends to clear out fast once the one-way panel goes up. A mother raising young inside changes that math entirely, since she won't abandon a litter that isn't mobile yet, and rushing that part of the job is exactly what we won't do. Whatever the den situation turns out to be gets reflected in your written estimate.
Does Bensalem's border with Northeast Philadelphia change how common raccoon calls are?
It doesn't change the wildlife itself so much as the housing mix. Bensalem's stretch along the city line and its own apartment and townhouse developments mean a single raccoon entry point can sometimes affect more than one unit sharing a roofline, which is less common in a neighborhood of detached single-family houses.
Is a raccoon in a Bensalem crawl space dangerous, or just a nuisance?
Treat it as more than a nuisance. A cornered mother protecting young can turn aggressive, and raccoons carry parasites that make hands-on handling a bad idea for anyone without the right gear. There is also a practical side to worry about: the animal typically shreds whatever vapor barrier is down there and fouls the ground beneath it, and that mess doesn't stay contained to the crawl space, it works its way into the air quality of the rooms sitting above it.
Before you set up exclusion, can you actually tell there are baby raccoons involved?
Sound and timing usually tell us first, persistent scratching or chirping from one spot rather than scattered movement across the attic, along with the time of year. We confirm it visually before setting up exclusion, since a mother with a litter still too young to move gets handled on a different schedule than a lone adult.
Once the raccoon is out, does the entry point still need sealing separately?
It has to be, because a one-way door is only a door while it stays installed. After a final check confirms nothing is left inside, that same roofline gap or crawl vent gets permanently closed off, not just propped shut, so it stops being an option for the next raccoon, or anything smaller, that comes looking.
Do you handle raccoon calls outside Bensalem itself?
Bucks County top to bottom, which puts Feasterville-Trevose, Langhorne, Croydon and Bristol Township on the same schedule as Bensalem, with Yardley further north as the only other Pennsylvania town we cover by name. Bensalem's edge with Northeast Philadelphia gets no less attention, since a raccoon on either side of that line ends up in the same roofline or crawl vent trouble.
A raccoon got into a shared roofline over several Bensalem townhouses. Does that change how you work?
It does. Bensalem has more of this housing type than a lot of towns nearby, so a single opening in a shared roofline can put more than one household at risk at once. We treat the building as a whole during the inspection, then quote and schedule exclusion and any cleanup across whichever units are actually affected.
