Master Attic did a phenomenal job with our attic insulation and duct replacement. We had a loss from smoke damage from a neighboring fire and we were met with compassion and excellent customer service from Danny Jones and Jorge Diaz. We chose them for their quality of work, expertise and fair pricing and they got the job done promptly. Thank you for the excellent work and we will be recommending you highly!

How We Insulate an Attic in Yardley
Every attic insulation job in Yardley opens with a walk-through: what depth is already up there, where conditioned air is escaping into the rafters, and what kind of framing we are working around. A canal-era attic in the historic district and a split-level attic in Heacock Meadows or Yardley Estates rarely look the same underneath, and the plan we write back reflects that.
Sealing comes before insulation, not after. Chimney chases, top plates, recessed lighting and the attic hatch get closed up first, chutes go in at the eave so the soffits keep venting once new material covers them, and blown-in or batt insulation goes down last. Where the existing material has taken on moisture, rodent activity or simple age, it gets pulled and the attic cleaned before we add anything.
The estimate is free and comes with everything found in writing: what is up there now, what current energy-code guidance for southeast Pennsylvania recommends for that attic, and every option that fits the framing and access we saw. A Yardley Historic District attic often calls for a different install method than a Lower Makefield colonial simply because of how each was originally framed, and confirming that in person is the whole point of the walk-through.
What We Install in Yardley Attics
Six ways to bring a Yardley, PA attic in line with what current guidance recommends, starting with a free inspection every time.
What We Find in Yardley Attics
Four things we run into again and again when we open up a Yardley attic.
The frame houses in the Yardley Historic District and the split-levels and colonials Lower Makefield built out through the 1960s to 1990s were insulated to very different standards in very different decades, and both now sit under what current energy-code guidance for southeast Pennsylvania recommends.
Winters in Bucks County rarely settle into one hard freeze and stay there. The temperature crosses back over thirty-two degrees again and again through January and February, and every one of those swings gives melted snow a chance to refreeze into an ice dam if the attic below is leaking heat. Sealing that heat loss before it reaches the roof deck is the real fix.
Aging soffits and fascia on the historic district's older frame houses, plus the mature tree canopy that shades Lower Makefield, put squirrels, raccoons and bats within reach of an unguarded roofline. Contaminated insulation gets pulled and the attic sanitized before new material is installed.
A historic district attic is often lower and tighter than a Lower Makefield colonial's, with roof framing that was never built with today's insulation depths in mind. That difference changes where equipment gets staged and which method, blown-in or batts, fits the space, so nobody quotes a job here without walking the attic first.

We just had our attic insulation replaced, and the entire experience was pleasant from start to finish. Robert is knowledgeable, honest and easy to work with at the initial estimate period. Roberta and his crew did a great job replacing the attic insulation for our house. They were very professional, efficient and respectful. They did everything that needed to be done and left the space clean and in excellent condition. I am very happy that I chose Master Attic and would highly recommend them.
Dan Jones and the Ronald crew did a great job from start to finish! I had original insulation in my attic with no electricity, not an easy job. Our upstairs was very hot in the summer and cold in winter. With having central air, we still needed AC units and space heaters to manage. Dan set up a great plan to eliminate that. He and his crew were able to come and finish the job shortly after we first met. They were quick, clean and managed to crawl into small spaces to remove old insulation and install fresh insulation. We have already noticed a major difference! Highly recommended!!
We hired Master Attic to clean out debris, mice, old insulation, and replace with new insulation in both our attic spaces. Roberto and his crew did a phenomenal job. They were extremely professional, polite, and did a fantastic job. They invited my husband to see the attic after each step, and took pictures on their phone to show me since I could not get up in the attic. They took the time to protect the space with plastic sheeting before the job up in the attic, and then cleaned up everything perfectly afterwards. I highly recommend them!
Great job by the team. Cleaned out the entire attic and replaced all the old insulation with new fresh insulation. Made a huge difference. Alex was great to work with and was very professional. Would highly recommend.
Awesome experience from start to finish. Rob provided a great assessment and capabilities overview, arrived on time and was very generous and thorough in explaining the work. I signed on the spot. A crew of six arrived (again, on time) and completely transformed our attic space - thoroughly cleaned out the old insulation (looked spotless afterwards), sanitized the space, sealed it/rodent proofed it, added baffles and of course, replaced the insulation and added more in areas that needed it. Completed the whole job in half a day and we are delighted with the result. Thank you, Master Attic team, for a job very well done! Highest recommendation.
What a great experience I had with this company and its employees. It started with initially interacting with Joe who came out for the estimate. He was funny because he came down from my attic and said "have you seen up there". I laughed because I had and I knew it was bad. He was no pressure and no nonsense. Gave me an estimate and said if I wanted we could have the work done next day. I wasn't ready for that but after some schedule juggling I told him we could be ready. Joe had his guys out next morning with the best part being Jorge calling me to advise he was about thirty minutes out. I appreciate when I am given a heads up as to ETA. Three of them arrived Jorge set out plastic and covered exposed furniture. Jorge, Angel and Gonzalo were all polite and worked hard to complete the task. They worked efficiently and were done quickly. Jorge made sure he included me in each step of the process and when I saw the finished product I was amazed. I can actually use my attic for storage if I choose to do so. I did not realize when they were here that they also do work on crawlspace areas. I will be calling them back to see what they can do for my crawlspace which easily rivals the diasaster called my attic. I recommend at least giving this company and its employees an opportunity to help you.
Great company to work with. From beginning to end, Dan came out, spent plenty of time with me going over everything that needed to be done, and the process of everything that needed to be updated it both attics. His professionalism was top notch, answered all my question and concerns. When it came time for George and his six-man crew to do the work their quality of workmanship was well above average, they were here the whole day, and I don't think they even had a lunch break (hopefully I don't get him in trouble). They all worked and everyone knew what their job was, they removed all the insulation, cleaned, spray foamed all holes and top plates, re-insulated both attics and cleaned up like they weren't even here. Will definitely use them again.
Master Attic remediated a bat issue for us back in October and I can’t say enough about what a wonderful job they did. The work was guaranteed and they encouraged us to call if we say any further evidence of bats. Well, there were a few droppings in the attic and they quickly responded to our concerns. Jose’s crew came out on a SUNDAY, inspected the attic, and sealed up several spots that could be entry points. They were professional, efficient, and kind. I would highly recommend them. You will not be disappointed.
Attic Insulation in Yardley: Questions We Get
How much attic insulation does a Yardley home actually need?
That number changes attic to attic. Current energy-code guidance for southeast Pennsylvania sets a target well above what most attics in Yardley were originally built with, but confirming what your particular attic needs means measuring what is already there, how it was framed and how it vents. Most attics we open here, whether a canal-era rooftop downtown or a Lower Makefield colonial, come up short of that target once we look.
Blown-in or batts for a Lower Makefield split-level attic?
Both, more often than not. Blown-in handles the open attic floor fastest, while batts take care of the sloped ceilings, knee walls and low corners where loose fill will not stay put, a layout common to Heacock Meadows and Yardley Estates split-levels. Access is usually what settles it, confirmed the moment the crew is actually standing in the attic.
Does Bucks County require a permit for attic insulation work?
Most attic insulation and air sealing jobs do not require a separate permit, though requirements can differ between Yardley Borough and Lower Makefield Township. We handle the paperwork on anything that does need one as part of the job, so it is worth asking during the free estimate rather than guessing beforehand.
Will new insulation help with ice dams on an older Yardley roof?
Only alongside air sealing. An ice dam is really a symptom of heat sneaking up through the ceiling: it softens the snowpack from below, that melt runs down to the cold roof edge, and refreezes into a ridge that backs water under the shingles. Closing the leaks at the top plates and bringing the attic floor up to today's standard is what actually interrupts that, not insulation depth on its own.
Do you need to remove the old insulation before adding more?
Sometimes the existing material can simply be topped off with blown-in insulation, as long as it is dry and has not been disturbed by rodents. Removal becomes necessary once it is wet, once it is blocking access to top plates and chases that still need sealing, or once squirrels, raccoons or bats have made a home in it, something that turns up regularly on the historic district's older rooflines.
Should I expect a quick attic insulation job in Yardley, or a longer one?
That comes down to what the crew finds once they are up there. Topping off insulation that is already in reasonable shape over a Lower Makefield colonial moves fast. A cramped historic district roofline, material that has to be pulled first, or a wildlife cleanup layered on top all add time. A realistic window comes only after the crew has actually stood in the attic and seen what is up there.

The same crew that handles attic insulation in Yardley also works Morrisville, Newtown and Langhorne, plus Middletown Township and Washington Crossing, all through Bucks County.
